上海拆迁补偿过程中,对居住困难户的补偿安置方式
 

根据《关于调整完善本市城市房屋拆迁补偿安置政策试点工作的意见》,在本市中心城区(含浦东新区)的心启动的旧区改造项目,被拆迁人、房屋承租人可以选择货币补偿,也可以选择就近安置和异地安置。具体的被拆除居住房屋价值补偿公式如下: 
被拆除的房屋为私房,居住房屋的价值补偿计算公式为: 
被拆迁的居住房屋价值补偿=评估价格+套型面积补贴+价格补贴                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                             
被拆除的房屋为公房或者拆迁执行政府规定租金标准的私房,居住房屋的价值补偿公式为: 
被拆迁的居住房屋价值补偿=评估价值*80%+套型面积补贴+价格补贴 

评估价格=被拆迁房屋的房地产市场评估单价*被拆除房屋的建筑面积 
套型面积补贴=评估均价*补贴面积 
价格补贴=平均估价*补贴系数*被拆除房屋的建筑面积 

在拆迁安置后,仍然不能解除实际居住的,为了保障被拆迁人、房屋承租人的居住条件,增加货币补贴,居住困难户的货币补贴计算公式如下: 
居住困难户货币补贴(托底货币补贴)=异地配套商品房单价*(应安置对象*22平方米/人-补偿安置后的房屋这算面积) 
补偿安置后的房屋折算面积=被拆除居住房屋价值补偿款/异地配套商品房单价) 

困难户用于购买安置房源的货币补偿=评估总价+套型面积补贴+价格补贴+居住困难户货币补贴。
